House Building Tips - Bangalore

Constructing your house ? Here are a few points to ponder over.

1.You actually dont need any agent to get your plan sanctioned from BBMP & you can save money if you have a couple of half days to spare. Get friendly with one of BBMPs own men in the concerned office & follow up your file. It should not take more than 2 weeks in any case. Remember Anna Hazare if any one winks their eye or shows the drawer below the table :)

2. Dont go for a borewell unless there is no other source of water whatsoever i.e. no bwssb water, no private layout water supply. Keep in mind the fact that the entire ecology is intricately connected & god forbid an year comes when mother cauvery dries up early in winter itself, that year obviously your borewell too will fail to give you any water unless you go another few hundreds feet deeper from the near 1000' you already will be at !

3. If you are going for a Framed structure i.e. columns & beams, there is no point or logic or economy involved in constructing walls out of the traditional burnt bricks. Using Solid or hollow concrete blocks or holly clay blocks will save you time, cost & space !

February 2012 - Real estate prices in South Bangalore

Residential roads only

Jayanagar & Basavanagudi - 10,000 - 15,000 per sft

J P Nagar (Within the ring road) - 8000 - 12,000

Vijaya bank & RBI Layout - 6000 - 7000

Private layouts around Kothanur - 3000 - 5000

Bank Officers & adjoining converted sites - 2500 - 3500


Notes :

With Sites in Old Bangalore dream areas like Jayanagar & JP Nagar being unafforadble to a vast majority, huge demand has pushed up rates in reputed litigation free layouts like RBI & Vijaya Bank layout all the way upto about 7000 per square foot. Infact stones throw away from these 2 layouts in lesser known private layouts sites are still available for half the price.

Another reason for disparity is lack of Loan Documents ( A - Khata ) in a majority of smaller private residential layouts.
